My name is Kate Mammen and the words ‘Welcome home<\/strong>‘ are very dear to me.\u00a0 While ‘home’ is a word that may have a different meaning to each of us, something we all do is share a desire to be happy and comfortable in our home, whatever and wherever it may be.<\/p>\n

Principally, I work in the Greater Fredericton area, but I’m delighted to\u00a0 look after any of your real estate needs in the province of New Brunswick.\u00a0 I have had the pleasure and honour of helping hundreds of clients find a home that ‘sings’ to them since 2005 and would be delighted to do the same for you.<\/p>\n

Selling your home whether in a balanced market, a Buyer’s market, or a Seller’s market involves some fundamental elements.\u00a0 My job, as your realtor, is to take you through these, step by step, so that when your house does go to market, it is in the best possible shape to do so.<\/p>\n

In essence this is how I support you as a Seller:-<\/p>\n

1) Assist you to decide if and when you would like to list your home.<\/p>\n

2) Assist you to decide on a price for your home, based on strategic market analysis.<\/p>\n

3) Assist you in the preparation of getting your home ready for market.<\/p>\n

4) Complete the steps necessary for the Listing, Marketing and Showing your home.<\/p>\n

5) Negotiate offers and counter offers on your home, and help you choose the right offer.<\/p>\n

6) Ensure that your home is firmly under contract.<\/p>\n

7) Ensure that any and all conditions within the offer are fully met by the due dates set out in the contract.<\/p>\n

8) Assisting you through the home closing process, and help you establish your new move!<\/p>\n

After this, you’ll be well on your way to ‘the next chapter’, whatever and wherever that may be.<\/p>\n

Buying a home is certainly not for the faint of heart.\u00a0 It can be a gruelling process and sin some markets more so than others. Therefore, it particularly important that you are ‘prepared to be prepared’, so to speak.<\/p>\n

The unfortunate thing is, that if you have not done your homework before you find a home that ‘makes your heart sing’- when that home does present itself, and it will – you may not be ready to buy it, missing the opportunity of making it yours.\u00a0 And that would be devastating.<\/p>\n

So, purchasing with a plan is absolutely key.<\/p>\n

In essence this is how I support you as a Buyer:-<\/p>\n

1) Meet with you to discuss the type of home that you are looking for in the area you are looking for in the price bracket that fits your needs.<\/p>\n

2) Assist you find a mortgage broker or banker who will get you on your way to being ‘pre-approved for a purchase’ at some future time.<\/p>\n

3) Assist you search for a home.\u00a0 This is indeed the ‘fun’ part.<\/p>\n

4) Complete the steps necessary for making an offer on a home that ‘makes your heart sing’.\u00a0 This will be based on the price and terms you choose.<\/p>\n

5) Present and negotiate your offer, ensuring that it is the best offer you are willing and able put forward.\u00a0 This will hopefully be sufficient to ‘seal the deal’ and make your offer the one that goes under contract.<\/p>\n

6. When your offer becomes the ‘Accepted Offer, it is my job to ensure that any and all of the conditions contained therein are met by the dates established and agreed upon.<\/p>\n

7) Walk you through the due diligence required to fulfill your contractual obligations.\u00a0 This may involve an inspection, an appraisal, a meeting with the home builder if you are purchasing a brand-new home and so many other agenda items. \u00a0 In essence, what we do in this phase is make sure that everything will be ready for a perfect closing.\u00a0 This is a very detailed and exacting time and as I mentioned earlier, critical to the optimal final result.<\/p>\n

8) Assisting you through closing day process.\u00a0 This incorporates a ‘pre-closing’ inspection, and the culmination of all our work, and the lawyer’s work up until now.\u00a0 This indeed is a very busy, but exciting day for all.\u00a0 Job well done!<\/p>\n

You certainly know by now, that there is a great deal more to either selling or purchasing a home than you originally thought.<\/p>\n

It goes without saying then, that many, many conversations will need to take place, and many duties and tasks will need to be carried out in order to make the home sale or purchase as stress free as humanly possible.<\/p>\n\n

Whilst communication is always key, it is particularly important during a transaction such as this.\u00a0 My job is to keep you informed through every single step of this process, using the methods that best suit you.<\/p>\n
